that is called "black rot" in the industry- it is from the ammonia in windex. everyone loves to clean mirror wit windex but thing is it corrodes and eats away the metal backing that makes it reflect- once this happens there is nothing to do other than replace the mirror

AND STOP CLEANING WITH WINDEX- although windex does make a NON-AMMONIA formula
- at my studio we use 1 part rubbing alcohol to 4 parts distilled water
